Roof insurance claims confuse a lot of homeowners, understandably. Here is how the process actually works in Virginia.
First, know what is usually covered. Most homeowner policies cover sudden, accidental damage, wind, hail, or a fallen limb. They do not cover wear and tear or an old roof that has simply reached the end of its life. That distinction matters, because it is the line an adjuster looks at first.
The steps
- Get an inspection first. Before you call your insurer, have a roofer document the damage. This tells you whether you have a legitimate storm claim or an age-related issue insurance will not cover.
- File the claim and note the date of loss (the storm date).
- Meet the adjuster. It helps to have your roofer on site so the damage is documented consistently and nothing is missed.
- Review the scope and payout. The insurer approves a scope of work and issues payment, often in two parts.
- Schedule the work with your contractor.
A few honest notes. You are not required to use the contractor your insurer suggests, you choose your own. Be cautious of any company that offers to “waive” or “eat” your deductible, that is a red flag and, in many cases, insurance fraud. And keep your paperwork: the claim number, the adjuster’s report, and your contractor’s estimate.
